Ondine began with a list of more than four hundred properties on the Côte d'Azur, the Amalfi Coast, Mallorca and the Algarve. Each faced the same slow test: the view must hold at every hour, the materials must be worth touching, and the nearest neighbour must be far enough away to forget.
We never build to a quota and we keep no public waiting list. A residence joins the collection only when nothing else on that stretch of coast comes close.

A residence joins Ondine only when it could not exist anywhere else, when the rock, the light and the movement of the sea below it are part of the architecture.

It arrives when a door opens onto the sea and the noise of the day simply stops. We have tried to name it for years, and the closest word we have found is ease.
Every Ondine residence is measured against that moment. If a home cannot give it to you on an ordinary Tuesday in February, it does not belong in the collection.

by the sea
Penthouses
The top floors of a few rare buildings, with terraces along the whole façade and private lifts that open straight into the hall. Three in the collection.
Estates
A main house, guest cottages, olive groves and a mooring, reached by a private road. Two in the collection, and unlikely to be more.
Six principles
every home must meet
We set our own benchmark so the choosing would stay slow and honest. A residence has to satisfy all six, without exception, before we agree to represent it.
Generous space
Rooms are measured in proportions, not listing-sheet square metres: ceilings above three and a half metres, terraces as large as the living room, and no corridor that ever feels like one.
Known addresses
Each home sits on a stretch of coast whose name travels the world, yet from inside it you would never guess there was a road nearby, let alone a town.
Honest craft
Stone cut on site, joinery made within a hundred kilometres, and details drawn by hand before a single wall went up. Nothing is there to impress a photograph.
Private amenities
Pools, cellars, gyms and moorings are sized for one household. Nothing is shared with neighbours unless you decide it should be.
Quiet service
A resident manager for every home, housekeeping that learns your routine, and a single number to call for anything at all, at any hour of the year.
Complete privacy
Separate entrances for staff and guests, planting that screens every sightline, and no public listing, ever. Your world stays yours.

Questions buyers

For anything else, write to viewings@ondine.example and someone from the team will reply the same day.
We arrange one visit per household, usually over half a day. Someone from our team meets you at the airport or the harbour, and the architect or builder can join if you have technical questions.
Yes, and most of our clients do. We work with notaries and lawyers in each country and can introduce you to them early, well before any offer is made.
Each home comes with its fitted joinery, lighting and outdoor furniture. Loose furniture and art can be included, commissioned new or removed entirely before you arrive.
Every residence has a resident manager and a maintenance team on retainer. You receive a short report each month and a call whenever something needs your decision.
