Halden House

We look after homes that feel like a long exhale A round window under a skylight — houses built around light A house with a curved roof and a red door, quiet roads and the kind of view Desert cacti reflected in rain puddles at sunset you stop noticing only because it never leaves.

Mirador is a small team of agents and former architects. We sell and let around sixty homes a year, and we walk through every one before it reaches this page.

Four landscapes we know by heart

We only sell where we live and work, so we can tell you where the wind comes from and which road floods in March.

From a first call to your own front door

  1. Tell us how you live

A first call, no forms. We ask about your mornings, your weekends, the rooms you use and the ones you never do.

    One conversation

  2. We walk the houses first

We visit, measure and photograph every candidate before you see it, and tell you plainly what we would change.

    About two weeks

  3. Viewings at the right hour

We book each viewing for the light the house was built for: a sunrise terrace, a dusk kitchen, a winter noon.

    Two to five visits

  4. Keys, and the first weeks

We handle the offer, the paperwork and the handover, then stay in touch while the house becomes yours.

    Six to ten weeks

Simple fees, agreed before we start

One fee, set in writing at the first meeting. Nothing is added later, whichever way the search goes.

What people tell us after the first winter

4.9average from 212 families since 2014

They showed us the house at six in the evening, and we understood why the kitchen faced west. We made an offer that night.

No shortlist of forty. Four houses, each one a real possibility, each one explained honestly, flaws included.

We rented for a year before buying. Priya found us a place that let us try the desert without committing to it.

Their notes on the house were more useful than the survey. They told us which wall would need work in five years.

Three months after the keys, Elena still called to ask how the winter light was in the living room.

Questions we hear every week

If yours is not here, ask it. We answer every message ourselves, usually the same day.

Ask your own
Do you only sell architect-designed homes?

Mostly, but not only. We take on houses with a clear idea behind them: how they sit on the land and how the light moves through them. Some were drawn by well-known names, some by the owners themselves.

What does a viewing at the right hour mean?

Every house has a time of day it was built for. We find out when that is and book your visit then, so you see the house the way you would live in it.

Can we rent before we buy?

Yes. About a third of our buyers start with a six to twelve month let in the same area. Part of the rent can count toward the fee if you later buy with us.

How long does a search usually take?

Between six weeks and four months from the first call to an accepted offer. Searches from far away take a little longer, because we film more.

Do you help once the keys are handed over?

We stay in touch through the first season and introduce the builders, gardeners and caretakers we have worked with for years.

Selling a house with a story?

We write about each home the way its architect would, photograph it at its best hour and show it only to people who already understand it.
